Our Commitment
Matthew Rybicki PLLC d/b/a By Rybicki (“we,” “us,” or “our”) is committed to ensuring digital accessibility for people with disabilities. We believe that access to real estate information is a fundamental need, and we work to make byrybicki.com usable by the widest possible audience regardless of ability, technology, or circumstance.
Accessibility is not an afterthought — it is an ongoing priority. We continually review and improve our website to provide equal access and equal opportunity to all users, including those who rely on assistive technologies such as screen readers, keyboard-only navigation, voice control software, and display adaptations.
This Accessibility Statement describes the standards we target, known gaps, how to request accessible alternatives, and how to report problems. We take accessibility feedback seriously and respond to every report.
WCAG 2.1 AA Standards
We work toward conformance with the Web Content Accessibility Guidelines (WCAG) version 2.1, Level AA, published by the World Wide Web Consortium (W3C). WCAG 2.1 AA is the internationally recognized standard for web accessibility and is referenced by the U.S. Department of Justice as the benchmark for ADA-compliant web content.
The four core principles — often summarized as POUR — guide our implementation:
- Perceivable (SC 1.1–1.4): Information and interface components must be presentable to users in ways they can perceive. This includes text alternatives for images (SC 1.1.1), sufficient color contrast (SC 1.4.3 — minimum 4.5:1 for normal text, 3:1 for large text), content that does not rely solely on color (SC 1.4.1), and text resizing without loss of content up to 200% (SC 1.4.4).
- Operable (SC 2.1–2.5): Interface components and navigation must be operable. This includes full keyboard navigability (SC 2.1.1), no keyboard traps (SC 2.1.2), skip-navigation links (SC 2.4.1), visible focus indicators (SC 2.4.7), and no content that flashes more than three times per second (SC 2.3.1).
- Understandable (SC 3.1–3.3): Information and operation of the interface must be understandable. This includes identifying the page language (SC 3.1.1), consistent navigation (SC 3.2.3), error identification (SC 3.3.1), and labels or instructions for user inputs (SC 3.3.2).
- Robust (SC 4.1): Content must be robust enough to be reliably interpreted by a wide variety of user agents, including assistive technologies. This includes valid markup (SC 4.1.1), name/role/value for all UI components (SC 4.1.2), and status messages (SC 4.1.3).
Our target conformance level is WCAG 2.1 Level AA. We do not currently claim full Level AAA conformance. Where feasible, we implement AAA criteria as enhancements.
ADA & Legal Framework
This website is operated with the intent to comply with Title III of the Americans with Disabilities Act (ADA), 42 U.S.C. §§ 12181–12189, which prohibits discrimination by places of public accommodation — including commercial websites — on the basis of disability.
We also endeavor to comply with:
- Section 508 of the Rehabilitation Act (29 U.S.C. § 794d) — to the extent it applies as a standard of accessibility best practice
- Arizona Civil Rights Act (A.R.S. §§ 41-1401 et seq.) — which prohibits disability discrimination in places of public accommodation
- ADA Title III DOJ Guidance (2022) — confirming that websites of businesses open to the public are covered places of public accommodation
Compliance with WCAG 2.1 AA is our primary mechanism for achieving ADA and Section 508 conformance. We make good-faith, reasonable efforts to maintain this conformance on an ongoing basis. However, this statement does not constitute a legal certification of full compliance, as accessibility conformance requires continuous evaluation and remediation.
If you believe we have failed to provide accessible access to a service or content, please contact us using the information in Section 11 before pursuing formal legal action. We are committed to resolving accessibility complaints promptly and in good faith.
Accessibility Features
The following accessibility features are currently implemented or targeted on byrybicki.com:

Known Limitations
Despite our best efforts, some portions of byrybicki.com may not fully conform to WCAG 2.1 AA. Known limitations include:
- Hero video: The background video on the homepage does not include audio description or captions because it contains no spoken content or essential visual information — it is decorative. Users who have disabled autoplay in their browser settings will see a static poster image.
- Animated transitions: Framer Motion entrance animations (fade, slide) may not fully respect
prefers-reduced-motionon all components. We are working to audit and fix all animation triggers. - PDF documents: Any PDF files linked from this site may not be fully tagged for screen reader accessibility. Contact us and we will provide an accessible alternative format.
- Market data displays: Dynamic market statistics displayed on the MMR Hub page are rendered from a database and may not include full ARIA live region markup for screen reader announcements of updates.
- Older browser support: Some CSS features used on this site (e.g., container queries, modern grid) may degrade in very outdated browsers that are not commonly used with modern assistive technologies.
We prioritize remediating known issues. If you encounter a barrier not listed above, please report it per Section 8.
Third-Party Content
byrybicki.com may include content, widgets, or integrations provided by third parties, including but not limited to:
- Vercel Analytics (site performance monitoring)
- Embedded map or property search tools
- Social media profile links (Instagram, LinkedIn)
We do not control the accessibility of third-party content and cannot guarantee that third-party platforms, widgets, or linked websites conform to WCAG 2.1 AA. Where third-party tools present accessibility barriers, we will work to identify accessible alternatives or provide equivalent access through other means.
Links to external websites are provided for convenience only. We are not responsible for the accessibility policies or practices of any external site, including the websites of Keller Williams Arizona Realty, ARMLS, or any listing partner.
Alternative Access
If any content or functionality on byrybicki.com is inaccessible to you due to a disability or technical limitation, we will provide that information in an alternative accessible format. We can accommodate requests including but not limited to:
- Property information or market reports delivered by phone or email in plain text
- Home evaluation requests completed over the phone rather than through the web form
- Documents (e.g., legal disclosures) provided as accessible PDFs or plain-text emails

We welcome and take seriously all feedback on the accessibility of byrybicki.com. To report an accessibility barrier or file an accessibility complaint, please provide:

- The assistive technology or browser you were using, if applicable (e.g., NVDA, JAWS, VoiceOver, keyboard only)

- Acknowledgment within 2 business days
- Assessment of the reported issue within 5 business days

Ongoing Efforts
Accessibility conformance is not a one-time task — it is an ongoing process. Our current and planned accessibility efforts include:
- Periodic manual accessibility audits of key pages and user flows
- Testing with screen readers (VoiceOver, NVDA) and keyboard-only navigation during development
- Review of new components and features against WCAG 2.1 AA criteria before deployment
- Remediation of barriers identified through user reports within our response commitments above
- Monitoring of WCAG 2.2 and future W3C guidance for incorporation into future updates
This Accessibility Statement will be updated whenever significant changes are made to the site or to our accessibility practices. The effective date at the top of this page reflects the most recent update.
We do not claim that byrybicki.com is currently in full, perfect conformance with WCAG 2.1 AA. We claim that we are making sincere, ongoing efforts to achieve and maintain conformance, and that we will respond promptly to identified gaps.
Limitation of Liability

WE DO NOT WARRANT THAT THE WEBSITE WILL BE ACCESSIBLE TO ALL USERS AT ALL TIMES OR THAT IT WILL CONFORM PERFECTLY TO WCAG 2.1 AA AT EVERY MOMENT.
